Dewey Blanton Real Estate Management Division was established for the purpose of providing leasing services to db agents and their clients. The management division along with db agents ensures that the agent/client relationship will be enhanced and protected. It is the goal of our management division to provide the highest level of customer service possible and to see that the property management services are efficient and reliable.

General Responsibilities
- Perform a rent survey of your property
- List the property in the multiple listing service / internet marketing / referral network
- Show the property to prospective tenants
- Process applications and provide tenant screening including credit, criminal background, eviction search and previous rental history
- Prepare lease contract forms and addenda
- Perform move-in / move-out inspections
- Retain legal services (at Owner’s cost)
- Perform exterior / interior inspections of the property
Financial Responsibilities
- Monitor all income and debit activity from your account, explaining amounts received, explanation of debit and income, and maintaining a monthly running balance.
- Create and maintain a computerized summary of your account, displaying incomes and expenses in detail.
- Send out a computerized monthly statement to all owners displaying monthly activities and owner funds.
- Collect rental payments and deposits from tenants
- Disburse monthly rental income to owner
- Provide owner with a monthly detailed income / expense report with back up documentation
- Deliver complete, accurate records of every income and expense that affects your property
- Owners have the option of automatically deducting from their accounts mortgage payments, property taxes, insurance, repairs, and owner funds.
Property Maintenance and Upkeep
- Monitor and schedule repairs in a timely and professional manner
- Coordinate and dispense all repair work to quality contractors. Work in close connection to all contractors for quality control and efficient follow through. For repairs, monies are deducted from the owners account. For repairs exceeding $200.00 owners will be notified to receive authorization.
- Installation of locks and security devices as required by law
- When property is vacated, all repairs and necessary cleaning are coordinated through us.
- All rents are collected on a monthly basis by the 5th day of each month. Timely payment is recorded and supervised by the property manager.
- Monthly property walk-thru and inspection service of residential managed property and rent pickup (for additional cost)
- Repairs are automatically deducted from owner funds.
- We schedules utilities to be turned on and off for coordinating maintenance and viewing of the property.
Cost Considerations:
- Monthly management fee is 10% of collected monthly rent (commercial have a $500 monthly minimum).
- Leasing fee is 100% of one full month’s rent.
- Discounts available for 20-200 unit portfolios.
- Monthly residential property walk-thru inspections available at additional charge.
